Boiler servicing checklist

Annual boiler servicing is an important part of boiler and heating system maintenance. It's more than just a safety check - boiler servicing will check the condition and performance of your appliance to ensure it's operating at peak performance, as well as making sure any seals, gaskets or the heat exchanger aren't showing any signs of wear and tear. Your Baxi engineer will also check that other parts of your heating system - such as your flue - is operating correctly and safely.

It is also a condition of the boiler warranty, so you will need to make sure your boiler is serviced annually to make sure warranty is valid.

Baxi engineers are manufacturer trained and are Gas Safe registered. This means that they are competent to carry out the work on your appliance. You can check their  Gas Safe ID on arrival, check them on the Gas Safe register website.

Step 1 - Protecting your home

Your Baxi engineer will use protective sheeting and shoe covers to protect your home during the service.

Step 2 - Visual check

The annual service will then be started with a visual check to make sure that the boiler, associated pipework and flue are installed and positioned correctly, both internally and externally. The general operation of the boiler is then observed and a check for correct ventilation is also carried out if required.

Step 3 - Checking it's working safely

The engineer will remove the boiler casing to take a look at its components. They will check the boiler is working safely and efficiently. A good service will include checking:

  • Correct gas pressure and flow
  • Flue and combustion. A flue gas analyser (where appropriate) will be used to make sure the boiler is burning the right mixture of gas and air.
  • Electrical connections are clean and in good condition
  • Fans and other key components are working efficiently
  • Seals are intact
  • Electrodes are in a good condition
  • Safety devices are checked
  • Condensate trap and pipe is not blocked

They will also clean inside the boiler where necessary and inspect the water and gas pipework to make sure everything is working correctly.

Step 4 - Safety checks

The engineer will carry out a number of safety checks in accordance with gas regulation (GSIUR 1998) to provide you with extra peace of mind.

Step 5 - Explaining and reporting what they have done

The engineer will tell you if the boiler does not meet any relevant building and gas safety regulations. Make sure that they explain any repairs or maintenance work they need to do and that any parts used are Baxi Genuine Parts.

Most boiler services should last around half an hour. The engineer will ask you to sign a report if you are happy with every element of the service your engineer has carried out. A copy of a report should be available on request.

Your engineer should fill in the service record which is part of the installation and service manual. This document is needed if you ever need to book a repair visit whilst your boiler is in warranty.
